Nashville’s downtown population has grown 94% since 2010. With such growth, condo living is becoming a highly sought after lifestyle by locals, transplants and as a second home for those looking for convenience and luxury. With Amazon bringing 5,000 jobs to downtown at the upcoming office tower in Nashville Yards, a mixed-use development off broadway, there will be a flood of interest in the convenience and walkability that condos can provide in the area. With an average job salary of $150,000 and Amazon recruiting tech professionals from cities such as Atlanta, New York, Chicago and the Silicon Valley of California, these residents will already be accustomed to big city living price tags. With downtown rental rates soaring, it makes sense for young professionals to purchase now.

With that being said, Nashville’s condo scene is raising its standards when it comes to convenience and concierge services. One of the top credentials to take into consideration when shopping for a condo are the amenities. What is available, where is it available and how much is it going to cost? Amenities such as 24 hour front desk concierge services, on-site dry cleaning and personal fitness amenities come with the costs associated with homeowner association fees, parking and more, but the convenience of these services are worth every penny for thriving professionals. Of course, there is nothing short of a good time going on around every corner in downtown Nashville and surrounding areas. With accredited restaurants, hotel rooftop bars, Predator games, live music, concerts, music festivals and award shows – there is no shortage of entertainment within walking distance or a short scooter ride away from every condo building. These are just some things that separate Nashville from most cities, it’s really just a honky-tonkin’ good time.

It’s exciting to see the condo scene changing more than Nashville’s skyline. Buildings like CityLights and 505 are among Nashville’s newest luxury condominiums that have popped up within the year. Both communities offer some of Nashville’s highest end amenities. At the 505 you can find 24 hour concierge services and every amenity you can imagine on their 7th floor including: an advanced gym with personal training services, salt water pool, bocce ball and tennis courts surrounded by skyline views. This unparalleled luxury will come at a cost. It offers 1 and 2 bedroom condos ranging from $350,000 to $1.3 million for 513 square feet to 1,334 square feet and features a 3 bedroom penthouse starting at $5 million for 4,062 square feet. Following suite, Nashville’s newest condo addition, CityLights is unique in that it offers luxury urban living with spacious two and three bedroom layouts. With condos ranging in size from 1,100 square feet to 3,500 square feet plus, you will not have to worry about lack of space like most city condos. CityLights prides itself on its exceptional services such as a lush pool deck, 24 hour concierge, fitness and yoga room, rooftop lounge and room service directly to your door. Less affordable than its counterpart, ranging from $700,000 to $3.1 million, with HOA fees ranging from $425 to $1,300 a month, you get what you pay for. However, that sticker price does not seem to be shocking the 60% who already purchased their units, with move-in expected this spring.

However, if the new construction prices are not in your budget, historic downtown Nashville has options that are move-in ready or with a few thousand dollars could make for a fun flip. With buildings like The Kress, a 1900’s historic building located in the heart of Nashville’s Art District. At $299,000 for a one bedroom, the price reflects in its amenities with not much to offer. It gives off a New York City vibe with exposed brick and loft style living, but an affordable price tag if you are not looking for lavish amenities.

If Nashville skyline views are your wish, The Gulch will not disappoint. With The Icon sitting on top of Sunda, a creative asian-inspired restaurant, it has city facing views that are arguably some of the best in the city. Overlooking their pool, one can expect gorgeous morning sunrises and stunning sunsets. Twelve Twelve, an all glass building in the heart of The Gulch also provides these dreamy views. If you want to be one with the skyline, 505 puts you amongst the buildings with sky scraping views at every angle.

In addition to the jobs bringing people downtown, Nashville is listening to the needs that come with such growth. With healthy food options being the number one request by those living downtown, the area can expect a shift in resources with a Whole Foods, Publix and H&M coming soon. Those living in downtown will have the ability to walk to places that used to be a 15 minute drive without fighting traffic to get their organic grocery needs or toilet paper. Growth in Nashville has been looking forward ever since the Amazon announcement, and downtown will be flourishing with new companies and new faces in the near future.
