Wide Open Spaces

We have seen a huge increase in clients changing their home search criteria since the Coronavirus outbreak. Land is now more important than ever, especially to those relocating from larger cities such as Los Angeles and Chicago. Buyers are swapping amenities and walkability for green spaces and privacy.

There are many benefits to buying land. Buyers wanting privacy are looking in areas outside the city with several acres for their families. Steering away from a more urban life for a rural one has home buyers even considering the idea of welcoming farm animals such as chickens into their families. Outdoor activities are also taking precedent. Some of these properties have ponds, hiking trails, riding trails and other outlets that provide outdoor entertainment for the whole family.

Our days spent with buyers look different as well. Instead of driving through downtown and beautiful suburban neighborhoods, we are out on four wheelers and rangers showing our clients 60-acre properties. Hot spots for our clients have been Leiper’s Fork, Arrington, College Grove and Franklin. All of these areas are great because they provide privacy and beautiful views no more than 20 minutes from grocery and retail options. Arrington has a local winery, Arrington Vineyards, that is great for all ages. Here you will find live music and food trucks various nights of the week. Leiper’s Fork has its own downtown area full of southern charm. Here you will find galleries, shops and the popular Puckett’s restaurant.

Although you will find some stunning farmhouse-style homes on these parcels of land, many of our clients are buying land without homes already built. This gives our clients the opportunity to find a great custom builder that meets their design needs. Our team can connect you with several builders that you can interview to find the right fit.

Some of our clients are even buying these larger land parcels with multi-family compounds being popular, allowing their family and friends to relocate along with them. Buying land is not a simple transaction, a lot of due diligence is needed to make sure you can build what you want and more importantly where on the land you want. Navigating between soil tests, county rules and regulations, you will need to pair yourself with a land expert who can help navigate through the lengthy process.  We have several team members who are land experts and can help you achieve your dream of wide open spaces in Tennessee. If you are looking to plant Tennessee roots or relocate out of the city, we are ready to help you. Give us a call today!
